Rental Terms and Conditions

Thank you for choosing KEYSTONE RENTAL .COM for your vacation needs. We will work hard to create a fabulous vacation for you and your family, and to earn your repeat patronage. In drafting the following rules we kept in mind your safety, enjoyment, and the legitimate function of the house you will enjoy.

A. CHECK-IN time: 4:00 p.m. or after. Check-out time: 10:00 a.m. or before.

B. RESERVATIONS:

BY TELEPHONE, 305-865-1041. 7 days a week from 9:00 a.m. to 5:30 p.m. (Eastern Time). BY INTERNET, access www.keystonerental.com, and follow the prompts. Reservations are strictly first come, first served. To make a reservation, please follow the following steps:

1. Contact us via telephone or via e-mail to confirm availability.
2. To guarantee your reservation immediately, please print this form, fill in the required information below, and fax it to us at 805-888-4212. No charges will be made to your credit card unless you should cancel.
3. Whether you chose to guarantee your reservation by credit card or not, please send a deposit amount of 2 nights rental or 30% of the total rent due plus 7.4% Colorado Tax, whichever is greater made payable to "Morgan M. Fischer" 226 East 12th St., Apt. 10J, New York, NY 10003Deposits are payable only by check or money order.
4. The balance of the rental amount is due 60 days prior to occupancy.
5. A security deposit of $1,000 must be received by KEYSTONE RENTAL .COM with 30 days of arrival date.

C. CANCELLATION POLICY: As liquidated damages, guest authorizes KEYSTONE RENTAL .COM to debit his/her credit card account as follows:

• Cancellations made 60 days or more in advance will receive full refund less a $100.00 cancellation fee provided the period can be rebooked. If rebooking does not occur the initial deposit will be forfeited.
• If cancellation is received by KEYSTONE RENTAL .COM less than 60 days before date of check-in, or if tenant does not come ("no-show") or, if a reservation that had previously been changed gets cancelled anytime prior to check-in day (see F) - one hundred percent (100%) of the rent amount is due. If reservation has already been changed, "100% of the rent amount" will apply to the reservation with the higher rate.

The deposit may be retained by KEYSTONE RENTAL .COM and applied toward the cancellation fee. Consideration will be given by KEYSTONE RENTAL .COM to cancellations due to death or serious illness of a close family member, or illness of the guest only if a medical or death certificate is received by KEYSTONE RENTAL .COM within ten days of the scheduled check-in date or cancellation date, whichever comes first.

Cancellation must be made either by internet at s33141-vrbo@yahoo.com or by certified mail addressed to Morgan M. Fischer" 226 East 12th St., Apt. 10J, New York, NY 10003. The postmark date shall be used for the purpose of determination of the cancellation date.

D. RESERVATION CHANGES: Once a reservation is made, a "reservation change" is defined as the rental of a different unit during the same dates, or the rental of the same unit during different dates. One free "reservation change" is allowed, subject to availability and provided change is made 60 days or more prior to the scheduled date of arrival. Each "reservation change" starting with the second one is subject to a $100 service charge debited from your credit card account. Important Disclosure: Once a reservation is changed once or more, it becomes NON CANCELABLE and 100% of the highest rent amount is due if cancelled, regardless of the date of cancellation. No reservation changes shall be accepted less than 60 days prior to check-in date.

E. LINENS/MAID SERVICE/LOST ITEMS: For your convenience, all beds are made (sheets & pillow cases) and an initial supply of bath towels, hand towels, wash clothes, and bath mats is provided. ITEMS YOU MAY WANT TO BRING: sunscreen, videotapes , CD's, and special cooking utensils. MAID SERVICE: Available for $25 (+ sales tax) per hour, minimum 2 consecutive hours. Please request at least 48 hours in advance. PERSONAL ITEMS LEFT BEHIND: KEYSTONE RENTAL .COM is not responsible for lost or misplaced items. However, if notified and/or found within a reasonable time, we will be happy to ship them UPS, freight prepaid. The cost of UPS plus a $15.00 wrapping and handling charge will be debited from your credit card account. The items will be shipped C.O.D. KEYSTONE RENTAL .COM is not responsible for objects left in the unit, or for misdelivery by carriers.

F. THE BIG "No-No’s": You will be asked to vacate immediately, with no refund of security deposit or monies paid for rental if one of the following is discovered during your stay:

• More than 12 guests not allowed under any circumstances.
• Pets; in addition, a $200.00 flea spray, plus a $100 penalty per pet, and possible damage costs will be assessed. We reserve the right to make special allowances for pets under unique circumstances for an additional charge. Prior permission is mandatory.
• Smoking; this will result in forfeiture of the security deposit
• No parking except on the concrete driveway or in the garage. A maximum of 4 vehicles are allowed per rental group ($50 fine per day, or per occurrance).
• House Parties.
• More than two family-units checking-in or staying in a rental unit. Absolutely, no rentals to members of Fraternities or Sororities.
• Campers, trailers or motor-homes, if used or lived-in.
• No Skis, Ski Boots, or Ski equipment will be worn in the house. Skis must be left in the entry portico or in the garage
• No fireworks and fire-crackers.
• Rental obtained under false pretense or misrepresentation.
• Must be 25 years of age or older to reserve a unit and must be present during entire stay. A photo ID must be presented at Check-in.

G. DAMAGED & MISSING ITEMS: Guest, in signing below, assumes full responsibility for any items damaged or missing due to negligence or action on guest’s part, except in the case of normal wear-and tear reported to KEYSTONE RENTAL .COM within 24 hours of check-out at s33141-vrbo@yahoo.com. All units are inventoried and inspected before and after each occupancy. Guest allows KEYSTONE RENTAL .COM to debit his/her credit card account for reasonable replacement or repair costs of missing or damaged items.

H. WHEN CHECKING OUT: Please accomplish the following, in order to make the next guests’ stay as enjoyable as possible. Failure to comply will generate the additional cleaning expenses stated below, that will be charged to the undersigned guest’s card or damage deposit:

• Dishes must be cleaned and returned to the proper cabinets. ($15)
• All garbage in plastic bags in the containers inside the garage.  ($15)
• Set heat on 60°F. Turn off all lights and appliances. Lock all windows, sliding doors and doors. ($50)
• Leave furnishings where you found them ($25). Items or furnishings may not be exchanged between rooms ($50, or replacement cost), or brought to/from the Sportsplex ($35).
• Mail all keys to Morgan M. Fischer, 226 East 12th Street, Apt. 10J, New York, NY 10003. A set of keys to the home is supplied upon check-in; any missing set will be charged $10.
• Leave Garage Door Opener(s) on the kitchen countertop.
• Leave the unit in a reasonable state of cleanliness. ($100 if extra cleaning required)
• Any check-out later than 10 a.m., but earlier than 1 p.m., will result in a penalty charge equal to half a day’s rent. Thereafter, guest may face eviction in addition to the half day’s rent.
• When the terms of this rental contract have been met, and the guest has checked out, we will return the security deposit within 10 days of departure.
